Chart of the Week

The latest FCA/BoE MLAR data shows a recovery in lending in Q1 2025, thanks to the rush to complete before the Stamp Duty holiday ended. The total value of gross regulated mortgage advances in Q1 2025 was 51% higher than the same quarter the previous year. However, this figure varies by loan-to-value (LTV) ratio. The value of gross advances for those with an LTV of 75% or less was only 30% higher than last year while the value of lending at an LTV of more than 90% to 95% was 97% higher. It was also the highest value of lending (in nominal terms) for this category of LTVs since Q2 2008. However, the same can’t be said of the highest LTV category: over 95%. Gross advances in this category were up 54% compared to a year earlier but were still 89% lower than Q2 2008, compared to just 3% lower for the 90 to 95% LTV category.
